Property Assessments
Purpose
All real estate and personal property in the Village of Waunakee is assessed annually. The purpose of an assessment is to assure that all property in the village is valued fairly and equitably for taxing purposes. The Village of Waunakee has contracted with Associated Appraisal Consultants, Inc. to assess real estate and personal property in the village.

Interim Market Update
In 2019, the Village will be working with our Assessor, Associated Appraisal Consultants, to complete an Interim Marker Update revaluation of all properties in the Village. The purpose of this work is to update all assessed values to reflect current market conditions. The last revaluation occurred in 2012. Unlike previous revaluations, the Interim Market Update does not involve the assessor physically inspecting the majority of properties in the Village. Rather, the assessor will be using existing property records as a basis for the physical attributes of each property and assessments will be updated to reflect current market conditions. The results of this work will be the assessed values of all taxable properties in the Village will be updated to reflect current market conditions at 100% market value.

Revaluation Notice
A revaluation of property assessments in the Village of Waunakee shall occur of the 2019 assessment year. The approximate dates of the of the revaluation notices being sent to property owners is expected to be in during the week of July 22, 2019. Please also notice that the Assessor has certain statutory authority to enter land as described in Section 943.13 and 943.15, Wisconsin Statutes.

The ability to enter land is subject to several qualifications and limitations, as described with the foregoing statutes. Copies of the applicable statutes can be obtained at public depositories throughout the State of Wisconsin, and from the State of Wisconsin Legislative Reference Bureau website.
